Solicitor – Conveyancing & Commercial (Brendale, QLD)Mandan Lawyers is a growing boutique legal practice based in Brendale, servicing clients across QLD. Our practice covers residential and commercial conveyancing, commercial leasing, business sales and acquisitions, and general commercial advisory work. We are looking for a Solicitor to join our team on a full-time, permanent basis.About the roleYou will work directly with the Principal Solicitor on a varied caseload, with day-to-day responsibility for matters across the firm's commercial and property practice areas. The role is well-suited to a candidate who enjoys a mix of property and commercial work and who is looking to develop a long-term career with a firm that values client service, technical competence.Key responsibilities

• Conducting residential conveyancing matters (acting for buyers and sellers) from instructions through to settlement via PEXA, including contract review, requisitions, searches, settlement statement preparation and post-settlement notifications.
• Conducting commercial conveyancing matters, including sale and purchase of commercial and industrial property.
• Advising on and drafting commercial leases (including retail leases governed by the Retail Shop Leases Act 1994 (Qld)), lease variations, surrenders, assignments and renewals.
• Acting on business sales and acquisitions, including share and asset transactions, drafting and reviewing sale of business contracts, restraint clauses, employee transfer arrangements, and licence transfers.
• Providing independent legal advice (ILA) to lenders, guarantors and borrowers on loan and security documents.
• Drafting general commercial agreements, including service agreements, supply agreements, shareholder and partnership arrangements.
• Liaising with clients, real estate agents, brokers, financial institutions, government departments and other practitioners.
• Maintaining files, time entries and client communications using LEAP practice management software.

Skills and experience required

• Admitted to practice as a solicitor in Queensland (current Queensland Practising Certificate, restricted or unrestricted).
• Demonstrated experience in residential conveyancing and at least introductory experience in commercial conveyancing and/or commercial leasing.
• Working familiarity with PEXA, LEAP, InfoTrack (or equivalent practice tools).
• Sound understanding of the Property Law Act 2023 (Qld), the Land Title Act 1994 (Qld) and the standard REIQ contract framework.
• Strong written and verbal communication skills, with the ability to draft client-facing correspondence and routine commercial documents independently.
• Strong attention to detail, file management discipline and the ability to manage competing deadlines across a moderate caseload.
• Commitment to QLS professional conduct standards and the firm's culture of client service.

Highly regarded (but not essential)

• Exposure to retail leasing and the RSLA disclosure regime.
• Experience drafting or advising on business sales.
• Second language skills, particularly Hindi, Punjabi, Gujarati or Mandarin, given our multicultural client base.

• Annual salary in the range of AUD 85,000 to AUD 95,000 (depending on admission status, PAE and demonstrated experience), plus 12% superannuation.
