Job Description: Property Maintenance Manager- Exterior Maintenance: Ensuring the exterior of Genesis Living properties are well-maintained, including gardening, painting, general tidiness, and basic repairs.
- Interior Maintenance: Carrying out internal decorating and general repairs to a high standard.
- Contractor Supervision: Supervising external contractors when required to ensure work is completed to Genesis Living standards.
- Emergency Response: Responding to emergency maintenance situations promptly, such as boarding up windows, replacing locks, etc.
- Operational Support: Assisting operational staff with tasks like moving furniture when needed.
- Work Prioritization: Prioritizing and completing maintenance requests within given timescales.
- Record Keeping: Receiving, completing, and documenting jobs via weekly logs.
- Tool Management: Maintaining company-provided tools and ensuring inventory is up-to-date.
- Supplier and Contractor Liaison: Liaising with suppliers and contractors to source materials and services.
- Communication: Communicating effectively with Service Managers and team leaders to manage maintenance requests and ensure smooth operations.
- Health and Safety Compliance: Adhering to health and safety regulations, including asbestos, fire safety, and legionella awareness.
- Statutory Compliance: Understanding and complying with statutory environmental requirements.
Qualifications:The criteria required to undertake this position successfully include:
- Experience and practical skills in property maintenance and Health and Safety
- A team worker who can follow instructions and solve problems using their own initiative
- Experience in carrying out a varied workload, ensuring completion of tasks within strict deadlines
- Experience working in a building maintenance or caretaking role with DIY skills
- Trade background and experience repairing school, office or residential buildings would be desirable, although not essential.
- Experience working in a similar organisation or with young people with complex needs would be advantageous.
- Ability to pass background checks and obtain necessary clearances.
- Strong communication skills in English, both written and verbal, to interact effectively with tenants and contractors.
